PROPOSED DEVELOPMENT

The proposed development been informed by a constraints-led masterplanning exercise.

The proposals present an opportunity to carefully create a successful and sustainable development alongside the provision of new recreation areas, green infrastructure and open spaces to support active and healthy lifestyles for future and current residents of Hook Norton.

Work has been undertaken to understand the opportunities and constraints presented by the site and this these are presented on the opportunities and constraints plan below.

OPPORTUNITIES & CONSTRAINTS PLAN


THE KEY ELEMENTS OF THE PROPOSALS INCLUDE:


  • Up to 55 dwellings including affordable homes to a policy compliant level;
  • On-site retention of public right of way along its current route set within a green corridor;
  • New dwellings to overlook public open space creating natural surveillance and opportunities for an attractive edge to the development;
  • New structural vegetation including tree planting incorporated along the western boundary;
  • Sustainable urban drainage basin located at the low point of the site, forming an integral part of the site’s green infrastructure to provide for habitat creation;
  • Proposed vehicular and pedestrian access to Sibford Road
  • Natural play elements (Trim-Trail) placed along recreational routes also connecting to the adjacent play space at Bourne Lane playground.

KEY BENEFITS OF THE PROPOSAL


The Benefits of the Proposed Developments include:

  • The proposal at Land West of Sibford Road will provide a high quality residential development of around 55 dwellings including affordable homes, a good level of useable public open space.
  • The proposal will be supported by a comprehensive landscaping scheme which will deliver new tree planting and public open space. The proposals seek to retain and enhance the natural landscape buffers through additional planting and support a 10% biodiversity net gain either on site or through off-site enhancements.
  • The proposals will stimulate the local economy through the additional spending from both the construction itself within local supply chains as well as that of future residents of the housing site on local services.
  • Provide a high quality landscaped green edge to the north of Hook Norton, which will lessen the impact of the development upon the countryside.
